A burst pipe dumps water fast — and the difference between a wet weekend and a five-figure restoration job is usually decided in the first ten minutes. Save this sequence. Better yet, do step zero today: go find your main shut-off valve before you ever need it.
The First 10 Minutes
- Shut off the main water valve. In most Ventura County homes it’s at the front hose bib, in a garage wall box, or at the meter box near the sidewalk (the meter valve may need a wrench or meter key — keep one nearby). Turn clockwise until it stops.
- Open the lowest faucet in the house and a hose bib outside. The remaining water in the lines drains out there instead of through your ceiling.
- Kill the water heater. Gas control to “off,” or flip the breaker on an electric unit. A tank that keeps heating with no supply can damage itself.
- Electricity next: if water is anywhere near outlets, fixtures, or the panel, switch off breakers for the affected rooms. Don’t stand in water to do it.
- Move what matters — rugs, furniture, electronics — and get towels down at the water’s leading edge.
If the Ceiling Is Bulging
A sagging, water-stained ceiling is a bathtub waiting to let go all at once. With the water shut off: put a bucket underneath, then punch a screwdriver hole at the center of the bulge and let it drain in a controlled stream. It feels wrong to put a hole in your own ceiling — it’s far better than the alternative, and the drywall there is already ruined. Multiple small holes beat one big collapse.
In an Apartment or Condo
You usually can’t reach the building main, so: shut the angle stops at the fixture if the burst is local, notify the manager or HOA immediately (they hold the master shut-off), and alert the neighbors below you — water travels. Responsibility typically splits between what serves only your unit and what serves the building, so photograph everything and put your notice in writing; your HOA’s CC&Rs and your renters/condo policy will sort out whose insurance responds.
Document for Insurance
Before cleanup: photos and video of the source, the spread, and every damaged item, with timestamps. Keep the failed pipe section if it’s cut out — adjusters ask. Note the time you discovered it and the time water was shut off. Sudden pipe failures are commonly covered where slow neglected drips are not, so the evidence that this was sudden matters.

Ventura County bursts are rarely about deep freezes — though canyon and valley homes do get freeze nights most winters, and uninsulated exterior lines should be wrapped. The usual culprits: decades-old galvanized pipe finally rusting through, water pressure running high without a working regulator, slab leaks eroding from below, and water-hammer stress on aging fittings. The galvanized failures cluster in the county’s prewar-to-1970s housing — older Oxnard and Santa Paula blocks especially.
