Every 3-5 years for most households — sooner for smaller tanks, larger families, or heavy garbage-disposal use. If you can't remember the last pump, you're due.

Slow drains across the whole house, odors near the tank or leach field, unusually green or soggy grass over the field, and sewage at the lowest drain are the classic signs. Any of these means stop running water and call.

Avoid it — harsh chemical cleaners kill the bacteria your tank depends on to break down waste, and they rarely fix the underlying blockage. Mechanical clearing is safer for the system and actually solves the problem.

Locating and opening the tank, measuring sludge and scum layers, checking baffles and lids, and evaluating the leach field's condition. For real-estate transactions, you get a written report of what the system needs now and what it will need soon.

A well-maintained tank runs 30-40 years; leach fields typically 20-30. Regular pumping is what gets you to those numbers — most premature failures are fields ruined by years of an unpumped tank.
